Which of the 6 Categories am I really?

The “Sides”:

Very common for last minute builder/customer changes to a plan, or after an Engineer/Architect made some structural changes.

The Basic:

This is the most common request. This is usually done when the trades or specialists are already taking care of the foundation / interior trim on their own.

The Combo:

This is the third most common request. Often times this is done to ensure the pier and beam material mixed with concrete foundation material is captured, or when there is a desire to quickly capture the interior trim for Dry Wall, Insulation, and basic trim (Floor Boards, Closet Rods, Closet Shelves)

The Hunger Buster:

This is the second most common request, and that is usually due to high need areas that need quick turn around time for project budgets. We work closely with you here to ensure there is a complete capture of products by pack and alert you to any possible concerns as we move through the project and after we have completed it.

The Deluxe:

This is part of our “Turn Key” solution to the modular home designs. Depending on your need, you may not to have foundation accounted for or perhaps you wish to do the interior trim package with a specialist trade. Either way, we will be flexible to work with you.

The Family Meal:

This is part of our “Turn Key” solution to the modular home designs and our primary recommendation. We have found that this one leads to the least concerns for customers and keeps them at ease with a sole point of contact for their project.

The Estimates & Take Off Process

General:

What if I do not have a roof plan?

We humbly recommend procuring one as it will affect your material. If we do not have a roof plan, we will not be able to estimate the whole project and will only be able to give you walls, and modified headers, beams, joists as the roof will affect all 3 of those.

What is your current turn time?

As of 09/2022 we are operating on same day to next day. Intake comes in waves however so we have had several instances when our turn time is 3 business days. This typically happens when we have a succession of large (7,500 - 10,000SqFt+) homes or a succession of detailed Engineered plans that can often be large as well. We are very candid with our turn times so you can be best apprised on your planning side.

How do you handle revisions?

Ah! Excellent question. WE DONT! MWHAHAHA. No, just kidding. In all seriousness all you need to do is contact the Estimator you were working with, and talk them through what is happening. Depending on the revision, we will either get it back to you same day or next business day.

What happens if I do not have a foundation plan but I need some material to plan for budgeting?

Ah! Excellent question. We will give a VERY rough estimate based off the floor plan, but it will NOT include a lot of material such as Exterior & Interior Concrete Beam Rebar, Corner Rebar, or related Material. There will also NOT be a layout.

I have a pier and beam house, but no Sub-Floor Plan. Is that a problem?

We would not go so far as to call it a problem, but all we can give you is what the plan shows for and some Generic SF or LF of what material may be needed. No beams, joists, or pilings will be called unless we find them on a sectional or elevation that states some of what is needed. We will NOT provide a layout for this and inform you of what we are missing.

How do y’all handle missing details or plans?

Ah! Excellent question. We will immediately inform you of what is missing, and depending on the need; pause the project or work around till we can get what is missing. If we cannot, then we will give you what we can.

Do y’all print layouts?

As of 09/2022 we do NOT mail printed layouts, reports, plans, or related material. If we are doing an onsite visit and/or an office visit, we can bring such items as needed per project. These are handled on a case by case basis and will be discussed before hand.

What about Floor Trusses & Roof Trusses?

Ah! Excellent question. At present we do NOT do either of those at this time. We are working to change this!
